Dennis Brooke established Qualitas Residential in 1996 as a letting and management business. In 1999 Qualitas Residential began offering block management services and this has since become the main focus of the business.
In 2005, Qualitas Residential merged with Angela Byrne’s Your Property Management, a business of similar size and ethos. The company has continued to steadily grow its management portfolio and develop its resources and infrastructure accordingly.
Dennis explains, “Qualitas Residential works within the residential property sector only. We offer residential block management and associated services such as the Right To Manage process. We are members of the Association of Residential Managing Agents (ARMA) and are authorised and regulated by the Financial Services Authority and, as such, are fully covered by full professional indemnity insurance.”
Dennis believes that one of his strengths is his background in architecture, where
he spent 16 years in private practice.
This has enabled him to use his detailed knowledge of building design and construction to diagnose building failures, to prepare and tender maintenance work proposals and to monitor construction and/or refurbishment work on site. When you add to this Angela’s background in property management and her friendly and professional manner in dealing with clients, it creates a formidable team.
Over the years, Dennis and Angela have been able to take over blocks where residents have been experiencing problems, either with a previous managing agent or in situations where the residents originally carried out the management work but then, as years have gone by, either with people losing interest or moving on, no longer being able to cope.
Dennis says, “Although our new business source is almost entirely taking over the management of existing blocks, we are keen to take on the management of new build or refurbishment projects at the time of completion. When we take over recently completed blocks we inevitably find leaseholders significantly dissatisfied with the developer. This may be due to the way the management has been set up from day one, or pure customer service failings. With our emphasis on customer satisfaction we are sure we could improve the transition from building site to occupied block. We believe we have something to offer the developer as well as the end user.
“We are currently helping some recently completed blocks claim the ‘Right to Manage’. This is a statutory process that enables leaseholders that are dissatisfied with the management of their blocks to take it over themselves or delegate to an agent of their own choosing. If the process is followed correctly it will result in the handover of management and in a specified timescale.”
