Space Change Management

Dorking Rugby Football Club based in Surrey recently underwent a complete refurbishment of their pavilion club house during the closed season with a brief of improving on services and the ability to offer a mixed use environment to the local community.

Space Change Management, having been appointed through a competitive tender process were immediately invited to work with the client and their appointed representatives to further value engineer the scope within the guidelines of compliance and client requirements to further reduce the financial outlay but deliver a mixed use working environment which would suit corporate, sporting and social use.

Being a registered charity and having raised funding through many donations and public funded bodies there were very stringent reporting systems and guidelines to work within but by adopting an open book strategy and implementing a full Design & Build delivery scheme on a fixed fee basis we were able to agree design and scope of works that extended the usable space of the building implementing six new independent changing rooms, commercial kitchens, two bars and function areas, medical room and full access for disabled members as well as insulating the building and modernising all of the infrastructure.

The building being 22,000 square foot was completely gutted including all internal walls and services to allow the new layout to be implemented, improving the access and functionality of the facility as well as increasing the net area of use. Updating and improving on the sustainability and running costs of the premises through planned improvement of thermal linings, heating / cooling systems, use of small power and lighting and the daily use strategies by way of zoned controls were also a large part of the challenge faced by the team. Partnered with this was the requirement within the brief to deliver a facility that could stand up to the use of rugby and football for up to 30 teams of all ages on a daily basis as well as appeal to a social and business community.

The results of the project have been great successes and through detailed financial management and tight timeline control within the management team of Space Change Management we were able to deliver the project to the client with a substantial saving on the original cost plan and reduce the programme by four weeks while still fully achieving their expectations.
