Making the Most of changing spaces

Space Change Management was set up nearly three years ago to provide refurbishing, development and project management services, using fast and effective flexible methods to reconfigure differing workspaces and residential environments.

Explaining the way in which the company operates, managing director, Ian Steel says, “Put simply we transform spaces; because every client and property portfolio will have bespoke requirements and aspirations, we strive for clear concise delivery routes that lead to outstanding results and best for client solutions. We are a group of property professionals, utilising agile management systems to facilitate and ensure each stage of a project is delivered to exceptional standards. From inception, throughout the project lifecycle to delivery and occupation, we ensure all regulatory requirements are met, that cost control processes are implemented and quality benchmarks are exceeded. Utilising fluid management systems and proven professional teams, we ensure each stage of a project is delivered to exceptional standards.”

One of the company’s key success stories has been the Hub Project in London’s Kings Cross area. This was a Grade II listed, post-industrial shell and core and the brief was to create a cutting-edge workspace with sustainable product implementation and ethical resourcing high on the agenda. The goal was to achieve a multi-function arena on a fixed cost and timeline framework and by working closely with the design team and clients agent alike we were able to engineer many value build options and proposals.

Ian says, “We were very lucky. It was a very difficult design and build strategy with intricate and challenging delivery requirements.
As lead PM acting on behalf of the client Ian orchestrated and controlled systems and strategies which although intense ended with a fabulous project delivery which resulted in the project winning a major national award . So successful was this idea of the Hub, that the controlling Group used it to progress the idea and have now opened up additional sites
Ian concludes, “We used this project which we took to completion in just 15 weeks as our doorway to the marketplace and since then we have picked up a lot of work, including a real coup – a recurring four-year contract at the Palace of Westminster in partnering with the main contractor . We are involved with Life and Property Protection Strategies which present really testing and challenging planning because of the very historical nature of the building! We are also working with the same client at Kew Gardens as well as several CAT B fit outs within the commercial sector

“We tend to work at the high end of the property market with property developers. We currently have two clients with whom we are multi project developing with, changing what they have into fabulous buildings with increased value and market lure. We work to optimise the yield and, by tweaking the budgets gain the optimum returns on investment. Our great strength is flexibility.”
Seeing the efforts of the team managing to achieve company growth in a difficult market arena is testament to the high standards and value targets we set ourselves and deliver to our client base resulting in repeat business and successful partnerships with our customers is perhaps why we manage to outperform our main competitors
