FutureForm is the world leader in high-rise cold-formed steel based modular construction, underlined by the second tallest modular building (the world’s tallest using CFS) at 17 storeys, within sight of Wembley Stadium. This project is a ‘first’ in terms of the size of the modules that are manufactured and installed, which are an impressive 16m long and up to 3.8m wide. In this way, two rooms and a twin corridor can be introduced into the modular concept, which minimises on-site work. The services can be connected along the corridors and the modules are delivered with additional boards to allow the corridors to be finished off after servicing has been completed.

This important and prestigious project, for Victoria Hall, is a student residence consisting of a concrete core and circular concrete floor plan with north, east and west facing modular wings radiating from it. The west wing consists of 17 storeys of modules, whilst the north and east wings consist of four and seven storeys of modules respectively, on a single storey concrete podium.

The lightweight cladding is a rain screen system using Alucabond supported on horizontal rails attached to the modules. The modules are fully insulated and weather-tight, and achieve a U value of 0.21 W/m2K. In terms of time taken to build, this approach saves in excess of six months when compared to site-intensive construction.

From a sustainability point of view, it is estimated that on-site waste was reduced by 90% and the deliveries of materials to site was reduced by over 70%. The number of site operatives and their facilities were also dramatically reduced, with modules being installed by a six man team over a four month period.
