“I believe that, at the end of the day, the success of our business is down to people. Property management is a hard business but being good at business excellence is much harder. It is our goal to become a 5-star company and on our internal assessment we are currently at 4-star. To this end, we have done a lot of work on “tone of voice”. This type of evaluation is unusual for a company of our size. This is based upon putting across a positive message to our clients rather than a negative one – for instance, if someone is caught having a barbecue on a roof terrace which is not permitted under the terms of the lease, then we’d not put up a message saying ‘Don’t smoke or have barbecues’ but rather ‘This might appear to be a good place but it is actually not the right place’.
It is based upon assuming the best in people!
“We are really running five nice businesses in one and improving performance is not just a matter of improving IT. We need to look closely at who needs what data when, how could they make a decision faster and simplify actions. For example, our building surveyors should know how much money has been allocated for a particular year for particular projects and so should be ready to allocate men to these jobs in advance. In this way, we can make the right input to the right team at the right time thereby greatly increasing our efficiency of action.”
