Work is under way to regenerate a derelict site in Tower Hamlets that will deliver new homes and community facilities including a church, hospital, commercial space, children’s play area and public open space.
Ardmore First Base Partnership, (a joint venture between Ardmore Construction and urban regeneration and investment company First Base), is the delivery partner for the £26m Mildmay regeneration project in east London.
The project, which is being led by the Homes and Communities Agency (HCA) and Genesis Housing Association, will create 139 homes, 45 of which will be affordable and 94 for private rent or owner occupation. Ardmore, through its joint venture with First Base, has been appointed as main contractor.
The HCA used its Delivery Partner Panel (DPP) to speed up the procurement process, leading to the delivery of priority homes in the borough at the earliest opportunity.

Mildmay is one of the first London schemes where we’ve used the Delivery Partner Panel to select our contractor, culminating in a start on site before the end of the year.”

All buildings (except the TAB Centre, a Grade II listed community hall) on the 0.825 hectare site will be demolished, and seven new buildings will be developed, and connected with new routes through the site and its public spaces. The project comprises:
- • 139 residential units
• A new Church for Shoreditch Tabernacle Baptist Church (use class D1)
• A new specialist healthcare/rehabilitation facility for Mildmay UK (use class D1) comprising 24 ward rooms
• A commercial unit on Hackney Road (use class A1–A4/B1)
