Specialist contractor Cemplas Waterproofing and Concrete Repairs Ltd were asked by the Southern Housing Group Ltd to survey an external staircase to a residential block of flats they managed in Swindon. Cemplas reported that the condition and detailing of the asphalt was defective and allowing water ingress, and in addition to the poor cosmetic appearance it was felt the surface would become unsafe when wet as the asphalt did not afford any slip deterrent properties. Cemplas surveyors proposed the application of a fast cure waterproof coating incorporating an aggregate which was approved, and the order was given for Cemplas to proceed with the works.
To provide as little disruption as possible Cemplas liased with the tenants of the property to undertake the work in two halves allowing the staircase to be operational and accessible at all times. The system Cemplas used was Vulkem Quick Waterproof Coating incorporating an anti-slip aggregate to provide a safe, non-slip surface as this product was ideal for use in this situation due to its fast curing properties.
The scope of works comprised jet washing all staircase surfaces to remove dirt, laitance and vegetation in preparation for the waterproof coatings. All cracks, slumped/bulging areas of existing asphalt were cut out and filled with the waterproof membrane incorporating stripe coats where necessary over any areas which could be subject to movement.
Following preparation one full coat of Vulkem Quick Waterproof Membrane was applied to the stair treads, and one full coat of Thixotropic Vulkem Quick Waterproof Membrane applied to the stair risers and up-stands. This was followed by applying a full coat of Vulkem Quick Coloured Topcoat together with an anti-slip aggregate incorporated into the stair treads.
To complete the works and seal in the aggregate, a second coat of coloured topcoat was applied to provide a fully refurbished staircase which now has a waterproof aesthetically pleasing appearance with a safe slip free finish.
